A FARMHOUSE and farm buildings with over 15 acres of land are up for sale in Herefordshire with a guide price of more than £1 million.
The farm at Nordan, near Leominster, is on the market with agents Knight Frank for a guide price of £1.1 million.
The agents said the "exciting development opportunity" is available in two lots.
The first lot includes a period farmhouse in need of total renovation with 5.89 acres of garden and paddocks.
Knight Frank said the two-story Homelands Farmhouse has two reception rooms, a farmhouse kitchen, four bedrooms, and a bathroom, with a substantial yard outside.
The lot has mains water and electricity connected, but its septic tank drainage system will require replacement.
The second lot of approximately 9.81 acres includes a range of traditional brick-built farm buildings with planning permission for conversion to six dwellings, two modern buildings with the benefit of consent to create two dwellings with south-facing gardens and two paddocks with road frontage to the B4361.
The lot will require mains water and drainage connections if sold separately from the first lot, the agents said, with rights to be reserved for this.
The planning permission comes with 18.5KG of excess phosphate credits, subject to conditions, the agents said.
Knight Frank said all fields that adjoin the B4361 will be sold subject to the benefit of the current owners of an overage provision of 35 per cent for 50 years that will be triggered by planning consent being approved for the building of any residential dwellings.
